Home Renovations in Johannesburg: Where Leaks Start and What They Damage

Fix where the water gets in before the damage it caused. A ceiling repaired under a roof that still leaks gets wet again.

Water-damaged boards, bulkheads and suspended ceilings are covered under ceiling repairs and installation. Floor, wall and shower tiling has its own page: tilers in Johannesburg.

What a Renovation Contractor Does Here, and What It Does Not

  1. Roofs: leak repairs, ridge and valley work, flashing, broken tiles and IBR sheets, gutters, and re-roofing with the same material.
  2. Flat roofs: torch-on and liquid membranes, parapets and box gutters.
  3. Ceilings: water-damaged boards, cornices, suspended ceilings, bulkheads and PVC ceilings.
  4. Bathrooms: full renovations, walk-in showers, shower waterproofing, toilet installation and tiling.
  5. Geysers and leaks: electric and solar geyser replacement, burst geysers, and tracing hidden leaks.

Johannesburg Home Repairs is a repair and renovation contractor, not a call-out plumber. It does not unblock drains, install gas geysers, thatch roofs, sell materials, fit kitchens or do electrical work.

Johannesburg Rules That Change a Renovation

Three local rules decide what paperwork a job needs and who may do it.

Johannesburg Water's Level 1 water restrictions also run from 1 September 2026 to 31 March 2027. They prohibit watering gardens and filling swimming pools between 06:00 and 18:00, and do not permit washing paved areas and driveways with hosepipes.

Areas Covered Across the City of Johannesburg

Housing stock changes the job more than the suburb name does. These are typical patterns, used to plan a site visit, not claims about any one house.

AreaWhat typically shapes the job
Sandton and BryanstonLarge double-storey houses, often with concrete-tile roofs and several bathrooms, so roof access and geyser position in the roof space set the time on site.
Fourways and HoneydewMany homes in security estates and cluster complexes, where estate rules set contractor access and working hours before a date is booked.
RandburgOlder freestanding houses beside newer townhouse complexes, with tiled main roofs and sheet roofs on outbuildings and carports.
Northcliff and MelvilleOlder houses where original roof timbers and pipework, including galvanised steel pipes in some homes, are checked during the survey.
RosebankSectional-title units next to older houses; work on a shared roof usually needs the body corporate's consent first.
RoodepoortWide mix of family homes on larger stands, from face-brick houses to newer complexes, with tiled and IBR roofs.
MidrandMany newer townhouses and estate homes, some with flat roofs and parapets, where membranes matter more than tiles.
SowetoBrick houses, many extended over the years, where the junction between an added room's roof and the original roof is a common leak point.
Johannesburg SouthEstablished freestanding houses in suburbs such as Mondeor and Glenvista, with pitched tiled or sheet roofs and gutters.
LenasiaFreestanding family homes, many enlarged with additions that join new roofs and bathrooms to older plumbing.

How a Quote Works

  1. Send the details: suburb, what you see (stain, drip, crack, high bill) and photos.
  2. Site visit: the roof, roof space, ceiling, bathroom or water meter is checked to find the source.
  3. Written quote: line items for the source repair and the damage, with materials and who does any plumbing.
  4. The work: fix the leak before repairing the damaged ceiling or finishes.

Section 15 of the Consumer Protection Act applies to qualifying repair or maintenance work above the prescribed threshold, where the provider takes possession of the property or the consumer requests an estimate before supply. Where it applies and an estimate is given, extra charges require the consumer to be informed and authorise the work to continue. Section 57 of the same Act makes the service provider answerable for new or reconditioned parts installed during a repair, and the labour to install them, for three months. That is the law, not an extra.

Johannesburg Home Repairs: Questions Homeowners Ask

What does Johannesburg Home Repairs renovate?

Johannesburg Home Repairs quotes roof repairs and waterproofing, ceiling repairs, bathroom renovations and tiling, geyser work and leak detection. It does not do call-out plumbing, drain unblocking, thatch, gas geysers, kitchens or electrical work.

Do I need approved plans to renovate a house in Johannesburg?

Yes, when the work changes the structure. The City of Johannesburg's building-plans page says any alteration that adds on to or changes the structure of an existing building must be approved, while redecorating or replastering needs no permission because no walls move and the drainage is untouched.

Who may do plumbing work on a Johannesburg house?

A qualified plumber, for anything beyond repairing or replacing an existing pipe or fitting. Section 37 of the City's Water Services By-law reserves new installation work and geyser replacement for a qualified plumber, and section 37(2) bars anyone from engaging an unqualified person for that work.

Is there a legal comeback if a repair fails?

Section 57 covers qualifying repair parts and the labour to install them for three months after installation, subject to its exclusions. Section 57 of the Consumer Protection Act makes the service provider answerable for every new or reconditioned part installed during a repair, and the labour to install it, for three months after installation. Misuse and ordinary wear and tear are excluded.

How much do home renovations cost in Johannesburg?

It depends on the part of the house. Third-party guides put a bathroom renovation at R19,000 to R69,000 (national, 2026), a 150-litre geyser replacement in Johannesburg at R7,000 to R11,500 (2026), and torch-on waterproofing at R300 to R500 per m² (national, 2026). Each service page shows its guides with scope and date.

Which parts of Johannesburg are covered?

The whole City of Johannesburg: Sandton, Bryanston, Fourways, Randburg, Northcliff, Melville, Rosebank, Roodepoort, Honeydew, Midrand, Soweto, Johannesburg South and Lenasia.
