J1 is a 2026 Johannesburg geyser installation cost guide; N8 a 2026 national electric geyser guide from a geyser manufacturer; N9 a 2026 national geyser labour guide.
J1 also lists the safety parts separately: a temperature and pressure relief valve at R250 to R600, a vacuum breaker at R150 to R400 and a drip tray at R300 to R800. Removing and disposing of the old geyser runs R500 to R1,500 in the same guide.
Burst Geyser: What Happens Next
- Switch the geyser off at the electrical distribution board.
- Close the cold-water isolating valve to the geyser, or the main stopcock.
- Open a hot tap to relieve the pressure.
- Move furniture and catch the water coming through the ceiling.
Many electric geysers sit in the roof space, directly above a ceiling. A burst cylinder or a dripping valve without a working drip tray wets the board below it, which is repaired under ceiling repairs and installation once the new geyser is in. A slow drip that never shows at the geyser is traced under leak detection in Johannesburg.
Geyser Rules in the City of Johannesburg
- Who does the work. Section 37(1)(b) of the Water Services By-law, 2004 says no person who is not a qualified plumber may replace a fixed water heater or its associated protective devices. Section 37(2) says no person may engage someone who is not a qualified plumber for that work. The by-law defines a qualified plumber as someone who has passed the plumbing trade test of the Department of Labour and holds the certificate.
- No prior permission for a straight swap. Section 36(4) exempts a qualified plumber replacing a fixed water heater or its protective devices from subsections (1) to (3). Section 36(1) also contains other exceptions, including water installations in dwelling units.
- The standard. Section 39(1) requires fixed electrical storage water heaters to comply with SABS Code 0254 and water installations to comply with SABS Code 0252 Part 1.
- New houses and extensions. For houses and extensions within XA1's scope, regulation XA2 in Government Gazette 34586 of 9 September 2011 requires at least 50% by volume of the annual average hot-water heating requirement to come from means other than electrical resistance heating, such as solar heating or heat pumps.
Ask the quote to identify the qualified plumber responsible for the installation and any required documentation.
Solar Geyser Installation
| System | Guide figure (scope, date) | Guide |
|---|---|---|
| 150 L flat plate, 1 panel | R8,000–R14,000, panels and cylinder (Johannesburg, 2026) | J1 |
| 200 L flat plate, 2 panels | R12,000–R18,000, panels and cylinder (Johannesburg, 2026) | J1 |
| Roof-mount installation, 2 panels and cylinder | R5,000–R10,000 labour (Johannesburg, 2026) | J1 |
| 150 L system, installed | R22,500–R28,000 (national, 2026) | N10 |
| 300 L system, installed | R32,000–R48,000 (national, 2026) | N10 |
N10 is a 2026 national solar geyser guide. J1's solar figures split equipment and labour; N10 quotes complete systems. They are not combined.
The City's plan-submission checklist lists a solar water heater under 6 m² on a roof as minor building work, exempt from a building plan under section 13 of Act 103 of 1977. The checklist still asks for a motivation letter to the Building Control Officer. A full cylinder on a roof is heavy, so the roof structure is checked before mounting.
Geyser Repairs and Plumbing Services
- No hot water: element, thermostat or the isolator; the cylinder may be fine.
- Water from the overflow pipe: a pressure valve or temperature and pressure relief valve that needs replacing.
- Drip tray full or rusted: a leaking fitting or cylinder; the tray and its drain pipe are replaced.
- Bathroom changes: a second shower or a larger bath may need a larger geyser; see bathroom renovations in Johannesburg.

Johannesburg Home Repairs: Questions Homeowners Ask
How much does geyser installation cost in Johannesburg?
A 2026 Johannesburg geyser guide puts replacements in the same location at R7,000 to R11,500 for 150 litres and R8,500 to R13,000 for 200 litres, unit and labour included. A 2026 national manufacturer's guide gives R6,500 to R11,500 installed for 150 litres, including the Certificate of Compliance.
Who is allowed to replace a geyser in Johannesburg?
A qualified plumber. Section 37(1)(b) of the City of Johannesburg's Water Services By-law says no person who is not a qualified plumber may replace a fixed water heater or its protective devices, and section 37(2) bars anyone from engaging such a person to do it.
What should I do when my geyser bursts?
Switch the geyser off at the electrical board, close the cold-water supply to it, and open a hot tap to drop the pressure. Then protect the ceiling below, because a burst geyser in the roof space soaks the board under it.
Does a new house need a solar geyser or heat pump?
Partly, for plan-approved buildings. For houses and extensions within XA1's scope, regulation XA2 requires at least 50% by volume of the annual average hot-water heating requirement to come from means other than electrical resistance heating, such as solar heating or heat pumps.
Do I need plans to put a solar geyser on my roof?
Not for a small one. The City of Johannesburg's plan-submission checklist lists a solar water heater under 6 m² on a roof as minor building work exempt from a building plan, still with a motivation letter to the Building Control Officer.
Do you install gas geysers?
No. Johannesburg Home Repairs installs and replaces electric and solar geysers only.
Can a geyser be repaired instead of replaced?
Often, when the cylinder itself is sound. Elements, thermostats, pressure valves, vacuum breakers and drip trays are replaced separately; a leaking cylinder is replaced.
